Best South Suburbs of Chicago for Families: 2026 Ranking
Best South Suburbs of Chicago for Families: 2026 Ranking
Choosing the right south suburban Chicago community for your family involves balancing schools, safety, affordability, commute, and lifestyle. This guide ranks the top south suburban communities for families in 2026 based on school quality, cost of living, community amenities, and overall livability—with honest assessments of each community’s tradeoffs.
How We Evaluated These Communities
Our rankings weigh four factors for family buyers:
- School quality — ISBE report card ratings, AP offerings, graduation rates, college placement
- Safety — Violent and property crime rates relative to Illinois averages
- Affordability — Home prices and property taxes relative to the amenities provided
- Family amenities — Parks, recreation programming, library quality, youth sports infrastructure
Tier 1: Exceptional All-Around (Premium Price Points)
1. Mokena
Mokena consistently tops south suburban family rankings. Lincoln-Way Central High School is among Illinois’ strongest suburban high schools, with extensive AP coursework, athletic excellence, and strong college placement. Crime is extremely low. The community is safe, clean, and well-maintained. Will County property taxes are lower than comparable Cook County communities. Tradeoff: prices have risen significantly—expect $350,000–$450,000 for quality family homes.

2. Frankfort
Frankfort rivals Mokena for family appeal with Lincoln-Way East High School, beautiful downtown character, and a semi-rural feel that Mokena has partially lost to development. Crime is very low. Well-programmed park district and excellent community amenities. Price premium: $360,000–$480,000 range. Tradeoff: Chicago commute runs 65–80 minutes via Metra.

3. New Lenox
New Lenox offers strong schools (Lincoln-Way Central), newer construction options, and broad family amenities at slightly more accessible price points than Mokena’s core—$310,000–$420,000 depending on location and age of home. Excellent park district programming and relatively low crime. Popular with families moving from Chicago’s southwest side.

Tier 2: Strong Value for Families (Mid-Range Price Points)
4. Orland Park
Orland Park delivers strong schools (Orland School District 135 and Carl Sandburg High School in Sandburg CHSD 230), excellent retail and restaurant amenities, low crime, and an established community character. Cook County property taxes are higher than Will County neighbors, but the community’s completeness justifies the cost for many families. Median prices: $300,000–$430,000.

5. Palos Heights / Palos Park
The Palos communities offer forest preserve access, quiet residential streets, well-regarded schools, and extremely low crime. Palos Heights and Palos Park have a distinct “away from it all” character while remaining accessible to Chicago. Tradeoff: limited walkable amenities and younger buyer pools sometimes find the communities too quiet. Median prices: $310,000–$420,000.
6. Tinley Park
Tinley Park balances affordability with strong community infrastructure—entertainment venues, solid schools in SD 146 and Andrew High School (Lincoln-Way District 210 for some addresses), active park district, and good Metra access. Crime is low. Price points ($260,000–$360,000) are more accessible than Orland Park. A great family choice for buyers who want Orland-like quality at lower prices.

Tier 3: Excellent Value with Specific Tradeoffs
7. Homewood / Flossmoor
This pair of communities offers walkable commercial districts, established neighborhood character, Metra Electric access, and schools in Homewood-Flossmoor High School District 233—one of the south suburbs’ most respected high schools with a strong academic and arts tradition. Median prices: $230,000–$330,000. Tradeoff: Cook County taxes are a real budget factor.
8. Oak Forest
Oak Forest has seen steady appreciation driven by Tinley Park spillover demand. Schools are in Oak Forest Elementary District 156 and Bremen HS District 228. Crime is low. Good park district and community amenities. Median prices: $210,000–$290,000—making it one of the stronger values in the mid-tier. Good Metra access via Rock Island line.
Bottom Line for Family Buyers
Will County’s Lincoln-Way corridor (Mokena, Frankfort, New Lenox) leads on school quality but commands premium prices and longer Chicago commutes. Cook County’s premium tier (Orland Park, Palos, Tinley Park) offers more urban convenience with competitive schools at lower prices than Will County premium communities. The mid-tier (Homewood/Flossmoor, Oak Forest) delivers genuine value with specific school and community strengths.
Lemont, IL
Lemont has all the ingredients families look for — top schools, outdoor recreation, a real downtown, and strong home values. Lemont-Bromberek CSD 113A and Lemont Township High School consistently rank in Illinois’ top tier. The I&M Canal trail system gives kids and parents outdoor access right from the neighborhood, and the charming downtown provides genuine community gathering spaces. Median home prices around $435,000 reflect strong demand from families who’ve discovered what Lemont offers.
