Homer Glen: Space, Privacy, and Luxury

Homer Glen is Will County’s answer to buyers who want land. Half-acre, one-acre, and larger lots are common here — making it ideal for buyers who want a big yard, a pool, space between neighbors, and the semi-rural feel that is increasingly hard to find at reasonable prices in the Chicago metro.

Homer Glen does not have a traditional downtown — it is not that kind of community. If you need to walk to coffee or dinner, this is not your place. But if you want to come home to privacy, large trees, quiet streets, and a home that has room to spread out, Homer Glen delivers that experience at a price point that would buy a much smaller property in comparable suburbs to the north or west.

Homer Glen high schoolers attend Lockport Township High School District 205 — well-regarded for academics, athletics, and extracurriculars, and consistently receiving strong ratings from parents and state evaluators.

Frankfort: Village Charm Plus Top-Tier Schools

Frankfort is the South Suburbs community that surprises buyers most. Its historic downtown — with independent restaurants, boutiques, a farmers market, summer concert series, and the beloved Frankfort Fall Festival — gives it a walkability and character that most suburban communities cannot replicate. Buyers from Lincoln Park or Andersonville who want suburban size without losing urban energy often land in Frankfort.

Frankfort’s crown jewel is Lincoln-Way East High School — one of the most consistently top-ranked public schools in Illinois. The Lincoln-Way District 210 as a whole is a major demand driver for the entire region, but East’s reputation specifically drives significant premium for Frankfort addresses.

Frankfort also has Prestwick Country Club — a private 18-hole golf course community that creates a premium luxury tier within the market. Homes on or adjacent to Prestwick start at $550K and can exceed $1M.

Which One Should You Choose?

Choose Homer Glen if: You want a large lot (0.5+ acres), you work from home or have a flexible commute, you prefer privacy over walkability, you want a newer or custom-built home with space, and the Lincoln-Way school district is not a must-have (Lockport Twp HS is an excellent alternative).

Choose Frankfort if: You want walkability to a charming downtown, Lincoln-Way East specifically is a priority, you like a mix of older character homes and newer subdivisions, Metra access matters for your commute, and you are attracted to the Prestwick golf community.

At essentially the same price point, this decision comes down to lifestyle preferences more than budget. The Krembo Group has sold homes in both communities — we can walk you through properties in both on a single tour day so you can feel the difference firsthand.
